John failed his real estate exam seven times before he passed it. He also turned down ten job offers before cold-calling broker Craig Tan off the internet. That call led to nearly a decade at Huntington & Ellis. John’s earnings tell the rest of the story. He made about $36,000 a year playing professional football in England. This year, even in what he calls his toughest market yet, he’s on pace to close around $1.35 million.
Choosing Profit Over Volume
John closes around 80 to 87 personal transactions a year, working solo with two full-time assistants and no agents under him. He explains why he’d rather rank among the company’s most profitable agents than chase the highest transaction count. Roughly 70 to 75% of his business comes from listings sold, and he still blocks three and a half to four hours of prospecting every single morning, rain or shine.
Presentation, Gestures, and Real Accountability
John says presenting, not prospecting, is where he feels most natural, and he credits small personal touches, flowers, wine baskets, and handwritten birthday notes, with helping turn strangers into clients. He also opens up about a 50K accountability challenge with Mike, which taught him the real difference between wanting accountability and actually being ready to receive it. Looking ahead to 2026, John’s advice is simple: raise your listings-taken goal, aim for ten a month, and let everything else fall into place from there.
