Mike Ferry’s Podcast the Original: From the Classroom to Over 1,000 Transactions — Mike Interviews Natasha Johns

In this episode, Mike sits down with Natasha Johns of Carpenter Realtors. She works the Bloomington and Indiana University market in southern Indiana. Natasha spent a decade as a school teacher first. Then a tough administration pushed her out, and a growing “friends and family” side business pulled her in. She’s been coached inside the Mike Ferry organization since 2019.

A Leap of Faith, With a Newborn Attached

Natasha turned in her resignation from teaching on a Thursday night. She had just moved into a new home. Then, the very next morning, Department of Child Services placed a five-week-old foster baby with her. So she launched a full-time real estate career while juggling a newborn from day one. It’s a story that sets the tone for a conversation about resilience, mindset, and betting on herself.

Over 1,000 Transactions and Growing

Natasha has crossed the 1,000-transaction mark in her career. In 2025, she closed 126.5 deals, and this year she’s on pace to hit her goal of 125. Meanwhile, she keeps pushing her average sales price higher. She also runs a lean operation: no licensed team, just a full-time assistant and a transaction coordinator based in the Philippines. Plus, she holds firm on commission. In fact, she calls herself the most expensive agent in her market, and she stands behind her track record whenever clients push back.

Hunting the Database, Not Just Waiting On It

About 65% of Natasha’s business comes from her database of roughly 850 people. But she admits she once treated prospecting and database calls as separate worlds. Since then, she’s learned to bring the same “hunter” energy to her sphere that she brings to expireds and FSBOs, which remain her favorite calls to this day. As a self-described driver personality, she balances a demanding production goal with raising three boys as a single mom. She credits consistent role play, daily prospecting discipline, and coaching for keeping her mindset steady through slow months.
