Mike Ferry’s Podcast the Original: Dan Evans on Market Knowledge, Winning Luxury Listings, and Running a Structured Day – Mike Ferry Interviews Dan Evans

In this episode, Mike Ferry sits down with Dan Evans, who serves the Greater Salt Lake and Park City areas in Utah. Dan has been in real estate for about 23 years, but he says he’s only been serious about it for the last 10 to 12. His average sales price is around $1.6 million. He’s on pace for about 70 transactions this year, and the team he runs with his brother Matt is closing between 150 and 160. In this conversation, Dan explains how he moved into luxury. He also covers how he generates high-end leads and why knowing your inventory is like a superpower.

The Day the Light Switch Went Off

Dan dropped out of college and went straight into real estate. He expected to make big money quickly by relying on his personality. That made him some money, but it also put a ceiling on his income. Everything changed when his first child was born. His wife would tell him what their son had learned that day, and Dan started asking himself what he was improving at. So he committed to his scripts and practice and learned to work efficiently within set hours. His coach at the time, Cathy Anderson, said it was like a light switch went off.

Pivoting Into Luxury

A few years ago, Dan decided to focus on high-end homes. That meant committing to Park City and other wealthy areas, where the average agent’s price point is far below his. In that market, he competes with a handful of legends who have been in the business for decades. Luxury listings pay well when they sell, but they cost a lot up front when they don’t. About 80% of Dan’s business comes from his database. He says roughly 30% of it is truly engaged and is the group that sends him the most referrals.

Lead Generation at the High End

Dan calls 5 to 10 expireds a day, but he focuses on homes over $1 million. When he finds one, he calls the owner, stops by, and knocks on the door. He fills the rest of his lead generation with Just Listed and Just Sold door knocking. Those expired stop-bys do more than generate leads. They’re his best market check, and they help him learn the streets in his area block by block.

Knowing When to Walk Away

Utah sellers are often wealthy but price-sensitive, so Dan hears commission objections all the time. He shares a recent listing appointment on a home he valued at about $4.75 million. The sellers told him another agent had valued it at $5.6 million. Dan asked questions to understand their motivation and learned they wanted to sell but didn’t need to. Two years ago he would have taken the listing anyway. This time, he turned it down. He still takes overpriced listings, but only when the sellers are motivated.

A Structured Day

Dan’s mornings are tightly scheduled. At 7:30, he holds a coaching call with one of his buyer agents. From 8:00 to 8:30, he follows up on leads and expireds. From 8:30 to 9:00, he role-plays with a team member. The whole team then commits to a 9:00 to 11:00 prospecting block with no excuses and no interruptions, and Dan usually goes until 11:30. After a check-in with his staff on listings and transactions, his afternoons are for appointments and more calls. That structure leaves room for golf, which Dan says has been one of his best sources of business. It works because he knows his inventory well enough to start a real conversation about anyone’s street.

Dan’s Advice for Becoming More Productive

First, know your scripts and objection handlers so well that you could say them out of a dead sleep. Dan says expressive agents often try to rely on charm, but you’re only charming when you’re structured. Rambling never comes across as charming. Second, know your inventory like the back of your hand by spending time in the neighborhoods and knocking doors. Third, spend real time with people. Calling alone felt like running on a treadmill until he combined it with meeting people face to face. Mike adds a lesson from his first broker, Pat McVay: prospect and preview property, and you’ll win.
