Mastering Short-Term Planning

Welcome back to Mike Ferry TV. My name is Tony Smith, coach and speaker for the Mike Ferry Organization, filling in for Mike Ferry remotely this week. Happy to be here. It’s the first week of June. Can you believe how fast time is going by this year? It’s incredible. We’re going to talk about short term planning today. The most successful agents that we work with in North America come to understand the value of creating and operating short term mini plans. It could be a daily mini plan, weekly plans, monthly mini plans, or even quarterly plans for yourself. I would like to talk to you today a little bit about monthly mini planning.

1) What are your production goals for the month of June?

Okay. Um, if you were going to create a mini plan for yourself for the month of June, I would recommend that you look at six specific areas to create this plan. The first area are. What are your production goals for the month of June? How many listing appointments are you committed to going on this month? How many listings will you take? What is your goal for listing sold? How many buyer-controlled sales will you have this month? How many closings will take place in the month of June? And what is your projected income for the month of June? And I would put all of those production goals in front of me so I could follow along with them all month long.

2) What are your prospecting commitments for the month of June?

The second area I would like you to include in this plan. What are your prospecting commitments for the month of June? Okay. How many days specifically are you going to work? How many hours of prospecting will you commit to this month? What is your contact goal for the month of June? Have you decided on any weekend or evening prospecting that you’d like to throw in the mix? Are you going to attend one of our prospecting clinics this month? Okay. Um, are there certain lists of prospecting that you want to get through? How many people will you talk to from your database in the month of June? Are there any special Just Listed or Just Sold campaigns that you’d like to apply? Are you trying to add a source of business? Okay. For sale by owners. Boy, they’re not selling right now. You can pick those up. Expireds and cancels are on the rise. Have you got some commitments in some special sources that you’d like to get worked on in the month of June? I would outline all this. I would keep track. I’m going to work 22 workdays, and I’m going to prospect three hours a day, and I’m going to make 25 contacts a day. And I would literally check it off on the mini plan every single day that I work for the month of June. Okay.

3) What skills will I focus on improving this month?

The third area that we should consider in a mini plan skills improvement. Specifically, what skills will I focus on improving this month? Do I have some objections that have been stumping me that I need to master? Is there a certain prospecting script that I need to dig into, or maybe just get a little refresher on in the month? You know, we’re talking about pre-qual very important in this market pricing, property. Do you need to refine how you can deliver price to a seller. Price reductions. Oh my gosh, how many people have not done a lot of price reductions in the last few years? Maybe there’s a certain new source that you’re adding, and you want to get just immersed in that skill outline for yourself, specifically what you’re going to do to improve your skills in the month of June.

4) How will you keep a rock-solid strong mindset for the month of June?

Okay. Now then we look at the fourth area that we have to consider mindset. How will you keep a rock-solid strong mindset for the month of June? What books do you need to read? Do you have a new morning routine mindset routine that you need to create for yourself? Maybe there’s a new affirmation process that you need to use. Maybe cleaning up your office is part of a mindset plan for yourself. All right. You might need to start taking little, short 15-minute mindset breaks throughout the day. Okay, maybe there’s some restructuring of your goals that get you back involved. Maybe you want to do a little bit stronger goal setting approach in the month of May for yourself personally. Outline for yourself specifically what you’re going to do to make that mindset strong.

5) Consider projects

Okay. Then we look at the fifth area that you should consider projects. Are there any specific projects that you would like to get completed this month? Do you’d like to maybe refine your Pre-listing package? Do you want to get a Mailout sent to your database? Would you like to work on one of the systems? Maybe your listing management system or your escrow management system? Right. Are there any special cleanup projects within your leads that you want to do? Are you trying to purge your database this week? What projects will you commit to getting completed this month? I would outline those projects for yourself. Let’s get those set. Let’s go get those in front of you so you can check them off as you get them done. And then some personal stuff.

6) Look at personal goals for yourself

Number six, I would have you look at personal goals for yourself. How are you going to treat yourself when you do this right? Are you going to take a weekend away with the family? Are you going to go to a concert in the park? Um, are you going to go buy yourself something special at the end of the month? What will you do to reward yourself for all of the hard work you’re going to do this month? I would put that in writing. Set those goals for myself. So now I’ve got this document. It’s my monthly mini plan. I’ve got production goals, prospecting goals, skills improvement goals, mindset improvement goals, projects to complete and some rewards. I would put that in a on a sheet of paper. I would share it with my coach. I would share it with my family, share it with my broker, whoever else. You want to get involved in this? Okay. And then I would camp out. I recommend that you just live with that mini plan for the month of June. Could you imagine checking off every single thing in that plan in June? Like completely checking it off? What a phenomenal month that would turn out to be.
