A Leap of Faith That Doubled His Income
Before coaching, George was closing around 12 to 13 deals a year and thought one a month was clipping along. After hearing another agent was doing 100-plus transactions, he tracked down the office and signed up on the spot, even though it meant a real financial leap on a $35,000 to $40,000 income. His first year in coaching, he broke $100,000. He credits his five years of prior experience for giving him the foundation to make that jump work so quickly.
Staying Lean by Design
Unlike many agents who built out large teams after 2020, George has stayed a solo closer, supported by a listing coordinator, a closing coordinator, a runner, and a couple of buyer’s agents he works with on a split basis. He leans on video updates, often two a day, to keep sellers informed without playing phone tag, and grounds every price reduction conversation in hard market stats like average days on market rather than opinion. At 52, he’s now exploring how to add listing and buyer support so he can step away when he wants, especially to spend time trackside with his 14-year-old son, who races cars.
Why Participation Is the Whole Game
George says he wouldn’t be in real estate at all without the Mike Ferry organization, and he leans on retreats twice a year for the boost that keeps him going through tough markets. He always loses a couple of deals by attending, but he says he picks up twice as many in return. His advice to any agent, whether new or stuck: the closer you stay to the system, and the more you participate at events instead of just showing up, the more you’ll get out of it.
